How it goes
1. Look first
Before pricing, we open what can be opened. A number based on guessing what is behind a wall is not a number.
2. Estimate with the unknowns named
What is certain gets a fixed price; what genuinely cannot be seen yet is listed as such, in writing, instead of arriving later as a surprise.
3. Shore & demo
Load carried temporarily before anything structural comes out, and the rest of the house protected from the dust.
4. Rebuild
New structure, then close it up and finish it so it matches the rest of the house instead of announcing itself.

Can you open up a wall between rooms?+
Usually — but if it is load-bearing it needs a properly sized beam and posts carrying down to something solid, and in California that means engineering and a permit.
What happens if you find rot?+
You get shown it, get told what it costs to fix, and decide. It does not get closed back up and it does not get discovered in the final invoice.
Do you work on older Tahoe cabins?+
Yes. Older mountain houses tend to need the same three things — structure, water management, and insulation that was never there.
